A large part of my business has always been a little handholding, pointing people in the right direction for information, enlightening clients on what might be a potential issue regarding house condition "red flags", health hazards, potential resale value, lender requirement glitches etc.
As REALTORS we experience multiple transactions/closings per year, where most people only experience 5 or 6 home closings in their lifetime. Each home closing is different, so our experience is valuable to a buyer or a seller.
How many buyers or sellers have had an experience with
high radon levels,
fire retardant plywood,
wells with high bacteria levels,
seeping septic tanks,
cancer cluster areas,
short sales or foreclosures,
...well, we have.
And believe me, each transaction adds to our education, experience and knowledge . We learn and experience what the real issues are, dig up points of contact for information, find who to call to assist - who is reliable - where to start.
