As a benefit and incentive to home buyers, some sellers will offer a home warranty to potential buyers. This coverage normally is for a one year period, beginning with the day of settlement, and it helps to assure the buyer that there will be no major home related repair expenses during the first year. Home Warranty Plans vary in coverage and cost from company to company, but most plans cover the following items:
Central Heating System
Electrical Central Air Conditioning System
Interior Electrical system
Interior Plumbing System
Water Heater
Major Appliances
Exposed Ductwork
Other items (such as pool pumps, hot tubs, etc.) may be covered at a nominal extra cost
If the home you choose does not have a Hoe Warranty offered, you have the option of purchasing the coverage yourself at the time of settlement.
